SMSF lending, from a broker who has actually done it
Commercial property inside a self-managed super fund, or refinancing residential loans an SMSF already holds.

An SMSF can borrow to buy commercial property through a limited recourse borrowing arrangement. The SMSF puts in the deposit, the property sits in a separate holding trust until the loan is repaid, and if the loan defaults the lender’s claim is limited to that property.
The door closed on residential purchases for contracts exchanged after 9 August 2026, but commercial property is still open. Loans run for up to 30 years, and deposits start at around 20 percent. If your SMSF already holds a residential loan, it can be refinanced.
