Refinance and portfolio review
Your loans were priced for the day you took them out, and your portfolio value may have increased since. A review checks that every loan and asset is still working for your next move.

Refinancing. Why bother?
- A fresh interest only term. A refinance can restart the interest only period.
- Equity for your next deposit. As values grow, a refinance can turn your equity into the next deposit.
- Loan upgrade. Add features e.g. offset, change repayments to improve cash flow.
- A sharper rate. Don’t pay the loyalty tax. Older loans are often priced above what new borrowers get.
Worth a look if
- your loan is more than one year old
- nobody has checked your rate in 12 months
- your property values have grown or you’ve paid the loan down
- your interest only term ends within two years
- you’ve been told no to an equity release
How I help. I compare moving with staying. If moving costs more than it saves, we can reprice with your current lender. For equity, I map what’s usable across your properties and plan next purchases.
Portfolio review. What I actually look at
A clinical look at whether every dollar is working.
- Your lending. Rate and LVR (loan-to-value ratio) on every loan, when each interest only term ends, whether properties are cross-collateralised (tied together as security), if debts can be consolidated, and how much borrowing capacity is left.
- Your structure. Where your debt sits matters. I explain how lenders assess each structure so you and your accountant can choose with the full picture.
- Your cash flow. Rent, holding costs, and whether you can carry the portfolio if rates move.
- Your properties. What each is worth today and how it’s performing. Occasionally a property may not be pulling its weight.
