Residential lending for the home and the portfolio

Whether it is your first purchase or your fifth, the finance decides how far the portfolio can go. I help you through the whole process, from the first conversation to settlement and after it, with your goal in view at every step.

How I can help

  • Borrowing capacity. I work out what your first step needs, and make sure you can take the next one after it.
  • Structure. Which lender goes first and how loans are structured can impact how far the portfolio can go. I work with your core team to get this set up right.
  • Equity. How each loan is set up decides how easily your equity can fund the next purchase.

Already have loans? With a refinance and portfolio review, I can assess the current value of your portfolio, reprice or restructure your loans, release equity for your next purchase, uncross or decouple properties, and consolidate debt to free up borrowing capacity and cashflow.

Business owners and self employed

Self employed? You’re welcome here, and you likely have more options than you think. If you have been told no before, by a bank or another broker, I’ll look at why, and find the lenders who see it differently.

The common belief is that you need two years of tax returns, a perfect profit line and a bank that already knows you. Some lenders want that. Plenty don’t.

Three ways lenders read your income

  • Full doc. Two years of tax returns for you and your business, and the widest choice of lenders.
  • Simplified. Your last two notices of assessment, or payslips for the wage you pay yourself. Far less paperwork.
  • Alt doc. An accountant’s declaration or twelve months of BAS, usually with a bigger deposit.
