Lending

Lending for the whole portfolio

Residential, commercial, SMSF, trust and company. Two kinds of lending, and a layer of ownership structures that sits across both of them.

Your goal comes first. From there it is two questions: what you are buying, and who owns it.

I work where lending gets complex: SMSF and trust and company structures, commercial property, portfolios spread across several lenders, and business owners whose income doesn’t fit a payslip. I hold property in my own name and through trusts and companies, so I’ve been through these assessments myself.

Lending type

Residential lending

The home you live in, first investment, or the fifth.

Whether it is the home you live in, an investment, or restructuring your existing loans, the loan is judged against the goal.

Residential lending

Lending type

Commercial lending

Office, industrial, retail, hospitality, mixed use.

A bigger deposit, a formal valuation, and a loan term that follows the lease. On some loans the property's income carries the whole assessment.

Ownership layer

Who owns it changes the lending

Whichever you are buying, the entity that owns it changes the lender panel, the borrowing capacity and the tax treatment. The two structures below sit across both.

Held in the right entity and paying its own way, a loan can sit outside your personal borrowing assessment with some lenders. That is why the structure is a lending question before it is a tax one.

Whether one suits you is a conversation for you, your accountant and me.

Structure

SMSF lending

Commercial property in an SMSF, or refinancing loans an SMSF already holds.

How an SMSF borrows through a limited recourse borrowing arrangement, and why the lender's claim stops at the property.

Structure

Trust and company lending

Buying through a discretionary or unit trust, or through a Pty Ltd company.

The entities investors use, how lenders assess them, and the pros and cons for your borrowing capacity.

Refinance and portfolio review

For the loans you already hold, across every lending type and structure.

Repricing, releasing equity for the next purchase, and a review of every loan and asset against your next move.
